Run a home you're about to buy through four bad scenarios: a lost job, a big repair, a rate reset and a slow sale. See which one breaks the budget and by how much.
Run a home you're about to buy through four bad scenarios: a lost job, a big repair, a rate reset and a slow sale.
I want you to act as a cautious friend who is good with numbers. I'm about to buy a home and I want to see what happens when things go wrong, before I sign. The purchase: - Price: [home price] - Down payment: [down payment] - Mortgage: [mortgage rate and term] (if it's adjustable, say when it resets) - Property tax, insurance and HOA per month: [monthly tax, insurance, HOA] - Our take-home pay per month: [monthly take-home pay] (and whose income is whose) - Savings left after closing: [savings after closing] - Other fixed costs per month: [other monthly costs] Test four scenarios, one at a time: 1. The higher earner loses their job for six months. 2. A $50,000 repair lands in the first two years (roof, foundation, sewer line). 3. The rate resets 2 points higher, or rises at refinance if it's fixed. 4. We have to sell within three years and prices are flat. For each, show the monthly cash gap, how many months our savings cover it, and the point where it breaks. Then rank the four from most to least dangerous for us, and give one change to the deal that would make the worst one survivable. Use my numbers; if one is missing, ask before you calculate.
